city centre projects to emerging second tier city projects, from
small $5-10mm equity exposures to larger $100mm equity exposures,
from self liquidating housing projects to income generating retail
and office assets.
Based on over 15 years of experience in the real estate
investment business, Landmark is following a strategy that has
been competitive. The main elements of this strategy are given

Investment priority. Landmarks
largest stakes are in mixed use developments with a strong
residential component since this segment has traditionally
provided the best returns and offers the most liquidity. It has
done selective retail and commercial property investments.
Current focus. Landmark
presently focuses on Tier II emerging cities like Mohali and
Bhubaneshwar rather than Delhi or Mumbai. In large, metropolitan
cities, land acquisition costs are increasing rapidly as a result
of increased speculative activities. Therefore, the best near-term
opportunities are in smaller cities, with populations of more than
1mm. Landmark is looking at more liquid metro markets very
selectively.
Speed of decision making.
Landmark has no conflicts of interest with other developers and
can engage on projects at the pre-feasibility stage itself, and
make investment decisions rapidly.
Deal origination. Landmark often
originates deal and brings pre-screened deals to its developing
partners.
Value added. Because of a
conglomerates backing and years of experience in this space,
Landmark facilitates rapid project execution, compliance with
regulatory framework and bank financing. Many developers have
found Landmarks skills complementary to the developers skills.
This has attracted many developers to do repeat business.
Relationships. Over the years,
Landmark has done multiple projects with leading developers like
Ansals, Pioneer, Parsvnath, Vipul, Uppal-Chaddha, Suncity, EWDPL,
Saraf etc. This is a source of automatic deal flow.
